The “64 Zhemchuzhina” residential complex is a new project by Kadorr, part of the large-scale “Kadorr City” complex. The project’s main feature is its well-developed infrastructure on the rooftop: areas for relaxation, sports, yoga, barbecues, and an outdoor movie theater. Residents also have access to a fitness center, a children’s playroom, underground parking, and a diesel generator that provides backup power for the entire building, including the apartments.

The main feature of “64 Pearls” is not so much the size of the grounds surrounding the building as the use of the building’s roof itself. The accessible rooftop serves as an additional communal space that residents can access without leaving the building. It features walking paths, relaxation areas, a lounge area with sun loungers, a sports court, and a separate space for yoga classes. A barbecue area is planned for the warmer months, and in the evenings, the roof can be used as an open-air movie theater. The building itself features amenities for all ages: its own fitness center, a fully equipped children’s playroom, as well as children’s and family areas. Access to the complex is controlled. The entrance features a barrier and security personnel. Vehicle access to the building grounds is regulated, and entry to the main entrances is also controlled.

“64 Zhemchuzhina” is a high-rise building with a monolithic frame. The exterior walls are constructed of aerated concrete and insulated with basalt wool. The facade is designed as a ventilated system clad with porcelain stoneware. The ceiling height is 2.75 meters. Heating is provided by a rooftop gas boiler room. The building features passenger and freight elevators, as well as underground parking for cars. The backup power system deserves special attention. The complex is equipped with a diesel generator designed to provide 100% backup power for the building. Moreover, this applies not only to common areas and utility systems: the project claims to provide backup power for individual apartments, which is one of its most significant practical advantages given the unstable power supply. Underground parking and covered walkways with no direct access to the street. The complex’s security is based on a combination of several measures: controlled access, security personnel, video surveillance, and traffic management within the premises.
